How we approach it

A repaint is the quickest way to change how a villa feels, and the result depends far more on preparation than on the last coat. Before any colour goes on, the walls are checked under good light: hairline cracks along ceiling joints and around door frames are opened and filled, old patches are sanded flat, stains are sealed, and the right primer is applied on new plaster, repaired areas or glossy old paint. Skipping these steps is why some repaints look patchy after a few months.

Dubai interiors have their own conditions. Air conditioning runs most of the year, and where cold air meets warm, humid air, near AC grilles, around windows and in bathrooms, condensation can mark the paint or encourage mould. Sun-facing rooms behind large glazing see strong light that can fade some colours. We choose paints for each room accordingly: moisture-resistant and anti-mould products for wet areas, washable finishes for children's rooms, corridors and stairwells, and low-odour, low-VOC paints so that you can keep living in the house while the works move from room to room.

Colour and finish are chosen together. A matt finish hides small wall imperfections and looks soft and modern; satin or eggshell is easier to wipe in busy areas; gloss is usually kept for doors and trims. For more character, special finishes are popular in Dubai villas: limewash and lime-plaster effects with soft movement, microcement-look coatings, textured or sand finishes, and a single accent wall behind a bed or a sofa. We bring samples so you can see them in your own light before deciding.

Painting is often part of a bigger change, for example after a new false ceiling or a TV wall, at the end of a tenancy, or before moving in. Planned with the rest of the works, it is done last, once the dust-making jobs are finished, so the fresh walls stay clean.

Frequently asked questions

Can we stay in the villa while it is repainted in Tilal Al Ghaf?

Usually yes. We work room by room, protect your furniture and floors, and use low-odour paints so the house stays liveable. We agree the order of the rooms with you before starting.

Why do marks appear near the AC vents?

Cold air from the AC meets warmer, humid air and can cause condensation and dust marks around grilles and windows. Proper cleaning, a suitable primer and a moisture-resistant paint help; if there is a leak or an insulation issue, it should be fixed first and we will tell you.

Which finish should I choose: matt or satin?

Matt looks soft and hides small imperfections, ideal for living rooms and bedrooms. Satin or eggshell is easier to wipe, so it suits corridors, children's rooms and stairs. Washable matt paints are a good middle ground.

Do you do limewash or textured finishes?

Yes. Limewash and lime-plaster effects, microcement-look coatings and textured finishes are possible on walls and some ceilings. We bring samples to the visit so you can judge the effect in your own light.
